Preamble

We, the management of Charter Financial, here set forth our belief as to the purpose  for  which  the company is established and the principles under which it should operate. We pledge our effort to the accomplishment of these purposes within these principles.

Basic Purpose

The basic purpose of Charter Financial is to perpetuate  a    mortgage  company  engaging  in  various products of the mortgage business, striving for balance among those products so as to render  need- ed satisfactory products and services to the customer.

What We Do

The principal business of the company, is to act as a mortgage broker and deal with as many lenders as necessary to perform what is know as the "Origination" of the loan. The  mortgage  broker  meets with and pre-qualify's the Borrower, verify the credit and  property  aspects  of    the  loan,  and  then provide it to them for funding. For performing this  function,  the  Lenders  give  Charter   Financial   a Wholesale Rate, a cost that allows Charter   Financial   to  perform  the  function  of  the   Mortgage Broker. THE MORTGAGE BROKER IS COMMITTED TO CUSTOMER SATISFACTION. CHARTER FINANCIAL knowns that the financing   they  provide   has  a  third ingredient  beyond   rate  and   fees--timely performance.  CHARTER FINANCIAL   has  an  intense desire to honor heir commitment to provide financing requested  in  a   timely  manner,  for  to  do   so gives them the lifeblood of their industry--loan referrals from satisfied brokers and  borrowers  alike. If you were to apply for a loan from a Lender directly, the Lender would  do   what  Lenders  always do--make you fit their program. CHARTER FINANCIAL receives  rate quotes daily  from Whole- sale Lenders, both local and out of the area, with  hundreds  of different programs and loan approval criteria. Since real estate tends to represent the   single  largest  investment  the    borrower    will  ever make,it is vital to secure the best financing available.   Every  borrower  has  a  different    need, every property is unique, and every lender has its own rules and programs.

WHERE WE DO IT

The company's operation shall be primarily in California, Colorado, Alaska, Montana, with  licensing pending in 20 0ther states.

BUSINESS PRODUCTS

There have always been people of the land. Through centuries-  while  the  fashions  favored  investments in jewels, precious metals, and corporate securities--real  estate  visionaries    quietly  amassed raw acreage, abandoned farms, vast woodlands, deserted islands,  antebellum  mansions.  This  preference for terra firma, often passed from one generation to the next, rewarded the faithful with  long -term appreciation and rock hard asset base that proved resilient to even the most jarring    economic crises. Save for occasional, generally short-term declines in their portfolios’ market value, the landed families maintained their wealth and used the borrowing power this provided to acquire more  mans- ions, more acreage, more barren farmlands  often  from  others  forced  to  sell  ( at    distress  prices)  to cover losses on more vulnerable investments.

Andrew Carnegie had similar praise for real estate, noting that "ninety percent of all millionaires became so through owning real estate. CHARTER FINANCIAL believes in the free enterprise system and in the American democratic form of government under which this superior economic system has been permitted to flourish. We are committed to honesty and integrity in all relationships with our borrowers. We are demanding on our lenders for the best rates and terms for our borrowers but we are fair. We evaluate our lenders on the basis of quality, price, and service.

HISTORY OF CHARTER FINANCIAL

Charter Financial was established in 1995, and operated for years as a commercial loan company prior to 1995 raising capital for corporations. In 1996 Charter Financial got into the 2^nd trust deed market. This has proven to be a very successful turn for the company.

From a small business base, Charter Financial has grown rapidly since 1995; this was accomplished by broadening its size and product base. Several key executives, who possessed the knowledge and the contacts in the mortgage broker business, joined the Charter Financial team. Together they took Charter Financial to the next level.
